New York Land with woods, open, trails, cabin and West Branch of Oswegatchie River for Sale: The current owner purchased this parcel ~13 years ago for both recreational and timber investment. Enrollment in the NYS Section 480-a of the Forest Tax Law provided the owner with a forest management plan to help achieve investment goals, as well as a generous reduction in assessment, resulting in lower taxes. Access to the property is from State Route 812 with ~500 feet of road frontage. The predominant species found on the property include: sugar and red maple, black, pin and fire cherry, yellow, paper and grey birch, white and black ash, beech, aspen, red spruce, balsam fir, white pine and hemlock. The management plan does not call for any forestry work to be completed during the next 15 years. A copy of the 480-a Forest Management Plan and Treatment Schedule is available upon request.Based on the abundance of food resources, water, cover, and physical evidence, whitetail deer, black bear, snowshoe rabbit, ruffed grouse, turkey, fisher, bobcats, coyotes and a mixed bag of waterfowl either live on or frequent the property. The West branch of the Oswegatchie River, a protected trout stream, abuts the property in the northeast corner on its journey north, where it eventually empties into the St. Lawrence River. Brook trout are the sport-fish of choice in the river. Shiners, sunfish, suckers, chubs, minnows, and bullheads are other common fish found in its waters.The 20,412-acre Jadwin Memorial State Forest borders the property on both the eastern and southern boundaries, greatly expanding the recreational area available to the property owner. Access to both snowmobile and ATV are just minutes away.Along with numerous other properties in this area, mineral rights were reserved on this property in the late 1800s. A fishing easement along the River was established in the 1930s and The Iroquois Gas Transmission Line easement in the late 1980s.There is currently a lease agreement between the owner and the hunting group that covers most of the taxes.
